Contract & Pre-Construction Planning

Before a single shovel enters the ground, we finalise the contract, agree the construction programme, confirm material specifications, and complete all pre-construction planning.

Site Mobilization

We establish the site with all necessary safety measures, temporary facilities, and logistics — ensuring construction starts in a controlled, organised manner.

Foundation & Sub-Structure

Excavation, soil preparation, foundation construction, and DPC works — all inspected and documented before subsequent stages begin.

Superstructure Construction

Column and beam casting, brick masonry, roof slab construction, and all structural works above ground — executed stage by stage with quality checks at each milestone.

Electrical conduit, plumbing rough-in, and all embedded services installed in the correct sequence before walls are plastered and surfaces are closed.

Finishing Works

Plastering, external render, tiling, flooring, paintwork, ceiling works, and all finishing trades — carried out in the correct sequence to the agreed specification.

Frequently asked questions

Our construction contract covers all labour, materials, tools, scaffolding, site management, and supervision from mobilisation to handover. We provide a detailed Bill of Quantities (BOQ) so you know exactly what is included and what is priced at each milestone.

A standard two-storey 10 Marla house typically takes 4–6 months from commencement to practical completion, depending on design complexity, finishes, and client decisions during construction. We provide a detailed construction programme before work begins

We handle everything from foundation excavation to final key handover — including structural works, all finishes, tiling, paintwork, doors and windows, electrical rough-in, plumbing rough-in, and all hardware. You do not need a separate contractor for any part of the works.

Minor changes can be accommodated during construction and are handled through a signed change order process with an agreed additional cost and time impact. We advise finalising all design decisions before construction begins, as changes during construction always cost more than changes on paper.

Payments follow a milestone-based schedule tied to verifiable construction stages: advance, foundation complete, ground floor slab, first floor slab, and so on. You pay for what is built and confirmed — not in advance of work being done.

We provide a 12-month defects liability period from handover, with specific warranties covering structural integrity (5 years), waterproofing and roof leakage (5 years), plumbing (2 years), and all finishes (1 year). All warranty terms are included in the written contract.

Yes. We take on projects across Pakistan. For projects outside our immediate base, we establish a site team for the duration of construction. Travel and mobilisation arrangements are discussed and agreed at the proposal stage.
